- The APM is a role you take on to prepare you for the Property Manager role and is supposed to assist with financials, property operations, and also develop relationships with tenants, vendors, and clients. At Colliers, it's more of an entry level position where you process invoices, answer phones, make copies, process rent checks, and are not permitted to speak with clients
- Office language (APMs are referred to and treated as personal assistants)
- Very little attention to maintaining files and information. Tenant contact lists are as old as 7 years old with no updates. No standard process for move-ins and move-outs. No structure and very unorganized
- There is 1 property administrator to assist the entire property management team
- Desks aren't equipped with basic office supplies, with employees needing to purchase their own (you have the option to request for items but it depends on the mood of the person ordering supplies. your requests for basic items may be denied)
- High turnover rate due to mistreatment and poor structure - and turnover rate contributes to how dated and unorganized files are..
