If you think POD Management, Vistry Group (formerly Countryside), and their entire network of property managers and developers are separate entities, think again. They are all part of the same predatory system designed to extract as much money as possible from leaseholders while delivering the bare minimum in services. At Fresh Wharf, they have created a classic leasehold trap: Service charges have skyrocketed by 47% at Swift House, with no real explanation. Basic maintenance is ignored – lighting failures, broken doors, security issues, drug use, pests, overflowing bins – and yet, we are billed more each year. Fraudulent financial practices – leaseholders denied access to invoices and receipts, while charges keep increasing for services that aren’t being delivered. Bullying and intimidation – any attempt to question charges or demand transparency results in legal threats and fabricated admin fees. Blame-shifting at every level – POD claims Countryside (Vistry) is responsible, Vistry blames the management company, and in the end, residents pay the price while they all profit. This isn’t just incompetence—it’s a deliberately coordinated system to exploit leaseholders. They assume buyers, many of whom are first-time buyers and migrants, will be too overwhelmed to fight back. They assumed wrong. If you are considering buying or renting a property from Vistry Group, Countryside, or any estate managed by POD, run the other way. You will be trapped in an endless cycle of rising costs, poor service, and corporate deception. Do not fall for it.
